The Site is currently occupied by the now closed down Parkbury Hotel. The Hotel once provided 40 bedroom accommodation with substantial bar area and restaurant. The site runs to approximately 2,930 m², almost three quarters (3/4) of an acre, with the ground floor gross external area footprint of the front buildings running to approximately 623 m² and the ground floor gross external area of the rear flat roofed 1970's extension, running to approximately 210 m². Thus, it could be considered possible that if a building of similar scale and mass is erected on the site to that currently occupied by the front set of buildings (i.e. the more traditional Victorian building) it may be possible to generate a property with a gross internal area of approximately 1,000 m² over two floors. It is likely that the Isle of Wight Council planning authority would want to see some decent amenity space and parking to the rear of the building, thus the site currently occupied by the 1970's extension may not be developable to residential use. These suggestions would, of course, all be subject to planning permission and any other relevant consents. It is worth noting, however, that various other hotels along the Broadway have been converted to residential use successfully over the years. Alternatively, the Hotel may convert back to an operational hotel, but would require extensive works to modernise the building and make it presentable for re-opening.
