It should be noted that the building has been well looked after by the current owners, with all the lead-work on the roof being renewed approximately 5 years ago with the roof tiles etc. having been replaced in 1995. The East elevation has been extensively rebuild with over 500 new bricks, stainless steel wall ties and has been repointed. It must be noted that some of the timberwork on the shop front is in need of some repair, but that has been allowed for in the asking price. The Ground Floor premises run to approximately 76.7m² (825ft²) including kitchen, prep area, and toilet. Please see floor plan for further details.

The Business

Currently traded as a successful café business with a take-away ice cream counter. There is some highly specialised, bespoke, ice cream manufacturing equipment which is part of the sale with the potential to gain significant income by commercially manufacturing the ice cream for sale and distributing to other operators on the Isle of Wight. The Café is very successful and has a lot of local trade, operating for 12 months of the year, boosted in the summer by the influx of holiday-makers. The Café currently opens between 9.30am and 3pm 5 days per week, thus the opportunity to open the business in the evenings is there for the taking. It is estimated that all of the equipment coming with the property new, would be in the region of £50,000-£60,000. It should be noted that the premises is licenced, but again this has not been utilised to full effect by the current owners. The business would suit an owner-operator. Full itinerary of equipment available to bona fide applicants.
